What ISO 22483 certification covers

ISO 22483:2020 sets service requirements for hotels. Unlike a star rating, which in many countries looks at facilities and room sizes, ISO 22483 looks at how the hotel is run: the people, the services, the way guests are treated and how the hotel learns from their feedback. It applies to any hotel, from a small boutique property to a large resort.

The standard covers staff and their training, the services offered to guests, events if the hotel hosts them, maintenance of the building and equipment, cleanliness, supplies and purchasing, security, and guest satisfaction and complaints. Each area has practical requirements, such as information given to guests at check-in, response to maintenance requests and how lost property is handled.

The scope on the certificate names the hotel and the services covered, such as accommodation, food and beverage, events and spa, so guests and partners can see what was audited.

Accessibility is part of good service. The standard expects hotels to consider guests with specific needs, such as mobility, sight or hearing impairments, and the auditor checks what information and arrangements are in place.

Options for hotels and groups

A single hotel is audited on site over one or more days, depending on its size and services. Hotel groups can certify several properties, with central procedures and a sample of hotels visited at each audit.

Hotels often combine ISO 22483 with other standards. ISO 21401 covers sustainability management for accommodation, ISO 22000 covers food safety in kitchens, and hygiene and sanitation certification covers cleaning across the property. Integrated audits avoid checking shared records twice and give guests a fuller picture.

The audit is carried out on site. Service quality has to be seen: the auditor needs to walk the property, observe check-in, look at rooms after housekeeping and talk to staff in each department.

Management contracts and franchises need clear roles. If a brand sets standards and a management company runs the hotel, the system should show who is responsible for each requirement, so findings can be addressed by the right party.

Tourism rules and guest expectations by market

We audit hotels in the USA, Europe, Asia and Africa. Hotels are licensed and inspected under local tourism, fire safety, health and accessibility rules, which differ widely. ISO 22483 does not replace any of these; it requires the hotel to meet the legal requirements that apply and checks that the records exist.

Guest expectations also vary by market and by type of traveller. Tour operators from some countries set their own requirements for health and safety, pools, food hygiene and child safety. Bring those requirements to the audit, since the standard expects you to meet commitments made to partners.

Online reviews are now part of service management. The standard asks you to monitor guest satisfaction, and review platforms are one of the richest sources of that information.

Food safety deserves special attention in markets where guests are vulnerable to unfamiliar food or water. Tour operators often audit this themselves, and a certified system makes those visits simpler.

Events add their own requirements, such as contracts with organizers, capacity limits and coordination with local authorities, which the auditor samples where the hotel hosts them.

What to expect during the audit

The audit follows the guest journey: booking information, arrival and check-in, the room, food and beverage service, use of facilities such as pools and spa, requests and complaints during the stay, and check-out. The auditor checks each step against the requirements and against your own standards.

In housekeeping, expect checks of a sample of rooms after cleaning, linen handling and supplies. In maintenance, the auditor looks at how requests from guests and staff are logged and closed, and at preventive maintenance of key equipment. In security, the auditor reviews key control, safe deposit arrangements, emergency procedures and staff training.

Staff in each department are asked about their training and what they do in common situations, such as a guest complaint or a lost item.

Findings are graded and the certification decision rests on the evidence. You receive a written report explaining every finding.

Suppliers are reviewed as well: how the hotel selects and evaluates key suppliers such as laundry, food and cleaning products, and how deliveries are checked on arrival.

Keeping the certificate

Track guest satisfaction through surveys and review platforms, analyse complaints by department and act on recurring issues. Keep training plans current, especially in seasonal hotels where many staff are new each year.

Set a small number of service indicators and review them monthly: guest satisfaction score, complaints per occupied room night, response time to maintenance requests and training completion. Share results with department heads so improvement is owned where the service is delivered.
